A. PROPOSAL/REOUEST:
This owner proposes replatting an existing tract of land
of approximately 10 acres into three large commercial lots.
The northeastern lots would be serviced by a 45 foot
access easement connected to the Mabelvale West Road and
Interstate 30 service road. This would separate ownership
of various.
B. EXISTING CONDITIONS:
This site is currently occupied by a motel, office
buildings, restaurant and convenience store, therefore the
parking, landscaping and driveway are. already in place.

ENGINEERING COMMENTS UTILITY COMMENTS:
No engineering or utility comments.
ISSUES LEGAL TECHNICAL DESIGN:
The only issues of related significance for legal concern
are the requested variances which will require the approval
of the City Board of Directors.
E. ANALYSIS:

The Planning Staff finds very little of significance to
comment on, related to this proposal. It is an existing
commercial development with an adequate amount of parking,
landscaping and access. The developer should take the
proper steps to assure that the Bill of Assurance provides
for easements, access and common maintenance of drives.
STAFF RECOMMENDATIONS:
Staff recommends approval of the preliminary plat with an
approval recommendation for all variances.
SUBDIVISION COMMITTEE COMMENTS: (AUGUST 22, 1991)
The applicant was represented by Ronnie Hall from Garver and
Garver Engineering Company. He described the plat and the
history of the development. Commissioner Walker asked about the
access easements from the public right-of-way. Mr. Hall
explained that plated easements would be used for access. He
stated that the access easement agreement would be included in
the Bill of Assurance for future maintenance and access. It was
also pointed out by the Planning Staff that the access easement
cannot be accepted as a public right-of-way because of the
existing deficient pavement size and width of the easement.
