Existing Conditions This site is located southwest of the City in an area that is developing as industrial and that is immediately east of Interstate 30. B. Development Proposal The applicant is proposing a plat of 159.59 acres; however, a portion of the preliminary has been approved. The purpose of this submission, staff assumes, is to add a 41 acre site to the original plat for a large distribution facility. C. Engineering Comments Will be given at the meeting. D. Analysis Staff would like for the applicant to clarify his proposal. Is this revision solely for the purpose of the addition of the 41 acres? There is a possibility that floodplain and right-of-way dedication will be needed depending on the explanation given. E. Staff Recommendation Approval, subject to comments made. December 17, 1985 SUBDIVISIONS Item No. 4 - Continued SUBDIVISION COMMITTEE REVIEW: The applicant stated that the revision was solely for the purpose of adding the 41 acres and that the right-of-way or the interchange would be dedicated when the lots adjacent to it or platted or when the Otter Creek Mall is done. Water Works - A 12-inch water main extension is required to serve the lots as platted. Relocation of a 16-inch main at the interchange may be required. An acreage charge of $150 per acre will apply. PLANNING COMMISSION ACTION: Staff reported that a revised plan had been submitted that provided a 50-foot access easement to the Affiliated Food Store site. Staff felt that the easement should be built as an industrial street. The Commission disagreed since it was not a means of primary access. A motion for approval was made and passed by a vote of: 10 ayes, 0 noes and 1 absent.
