has been previously approved.

C. Engineering Comments
1. Dedicate right-of-way and improve Highway 5 to
minor arterial standards.
2. Request parking area immediately east of -the
Savings and Loan Building be changed to have a
driveway off the main entry; the parking to be
oriented east and west similar to the lot just
east of the gas station.

D. Staff Analysis
Staff views the plan as compatible with the initial
Master Development Plan. The applicant should furnish
staff with the square footage of all buildings on the
plan, so that parking requirements may be determined.
E. Staff Recommendation
Approval, subject to the applicant meeting parking
requirements and Engineering comments.
SUBDIVISION COMMITTEE REVIEW:
The Committee reviewed the application. Staff pointed out
that a conditional use permit for the gas station will be
needed in this zoning district. The applicant agreed to
apply. Water Works reported that an easement is required on
the 15' adjoining the proposed west right-of-way of State
Highway #5.
PLANNING COMMISSION ACTION:
The applicant was present. No objections were raised. A
revised plan, which indicated that the gas facilities were
to be affiliated with the grocery store, and not a
free-standing use, was submitted. Staff then reported that
a conditional use permit would not be needed based on this
fact. A motion for approval of the plan as revised was made
and passed by a vote of 10 ayes, 0 noes and 1 absent.
