SPECIAL REQUIREMENTS:
1. "C-2" zoning districts require submission of a unified
site plan. This _plan complies.
2. All detached buildings shall be separated by a distance
of not less than 20 feet, This plan complies.
3. The required 401 front yard setback shall be landscaped
and maintained by the property owners. No parking of
wheeled vehicles shall be allowed in the buffer. The
applicant should indicate compliance.
4. Provisions for ingress, egress and service easements
shall be subject to the requirements of Article 5,
Section 37.29 of the Subdivision Ordinance. This plan
complies.

ENGINEERING CONSIDERATIONS:
(a) Improve Mabelvale West Road to arterial standards
adjacent to the development.
(b) Construct Mabelvale West Road turnout as previously
proposed by City Engineer.
(c) Improve frontage road to I-30 as required by Arkansas
Highway and Transportation Department.
(d) Request traffic analysis for this development
(Phases I and II) be submitted to the City Engineer for
review.
STAFF ANALYSIS
This request presents no problems of significance. Staff is
only asking that the applicant submit a final plat of the
site for the dedication of the private drives in the
designated rights -of -way. As for the staging of Phase I,
the applicant should give some indication of the lotting
arrangements to be used when each is finaled.
STAFF RECOMMENDATION:
Approval, subject to comments made.
SUBDIVISION COMMITTEE RECOMMENDATION:
The applicant stated that he did not want to designate a
specific lotting arrangement at this time. A motion was
made for approval of the development, subject to staff and
Engineering's comments. The motion passed unanimously by a
vote of: 3 ayes, 0 noes, 2 positions open.
