Dear Jerry:
On behalf of Otter Creek Development Company, we are requesting that a 25.64
acre site located at the northeast corner of the Mabelvale West Road -
Interstate 30 intersection be rezoned from R-2 to C-2. I have enclosed
three (3) copies of a survey of this site along with a check in the amount
of $300.00 for your review fee.
We are also requesting approval of the site plan for Phase I of the
development on this site. I have enclosed fifteen (15) copies of the Phase
I site plan for the Otter Creek Industrial Service Center along with three
(3) copies of the master plan for the total site. The Phase I site contains
9.96 acres. Enclosed is a check in the amount of $125.00 for the Site Plan
Review Fee.
The Phase I site is proposed to be developed in stages. The initial
construction will include the Restaurant/Meeting Center Building, the Retail
Building, the Motel Building and the No. 1 Office Building. Office
Buildings No. 2, No. 3, No. 4 and No. 5 are proposed to be constructed in
one building stage as leasing of the facilities dicates the demand. Thus,
we are requesting that Phase I of this site be developed in five (5) stages.
Landscaping for the site will be in accordance with the Little Rock
Landscape Ordinance. Parking spaces will be provided in accordance with the
requirements of C-2 zoning.

1. Summerlin Apartments - A private 8-inch sewer line
which serves Georgetown Apartments crosses through
the proposed development.
2. Brookwood Baptist Church Addition - Approved as
submitted.
3. Otter Creek Industrial Center - Approved as
submitted, however sewer service will not be
available until mid 1983.
4. Holiday Inn West - Approved as submitted.

At the December 14, 1982, Planning Commission meeting, the
following recommendation was made on the above referenced
subdivision matter. The applicant was present. There were
no objectors present. The Commission voted to approve the
request as recommended by the Subdivision Committee. The
vote - 9 ayes, 0 noes, 1 absent, 1 open position.
