AMENDED BILL OF ASSURANCE
TO:
THE PUBLIC
WHEREAS, Restaurants of Arkansas, Inc., by and through its
duly authorized representative, is the present owner of Lot 3,
Pleasant Valley Place Commercial Subdivision, Little Rock,
Arkansas, more particularly described below, lying in the County
of Pulaski, State of Arkansas, which is platted in the Pulaski
County Records in Deed Book 1342, page 213 and more particularly
described as follows:
Part of the NE 1/4, Section 33, T-2-N, R-13-W, Pulaski
County, Arkansas, and more particularly described as follows:
Lot 3 of the Pleasant Valley Place Commercial Subdivision,
consisting of approximately 1.05 acres of land located at
11400 Rodney Parham Road, Little Rock, Arkansas, with an
approximate 12,000 square foot (after construction)
restaurant building and related improvements thereon,
together with a perpetual non-exclusive easement for
vehicular and pedestrian ingress, egress to and from the
said premises, on, over and across and parking on Lots 1-A
through E, 2, 4, 5 and 8 of said Subdivision.
WHEREAS, the above listed owner of the said property desires
to amend the Bill of Assurance so as to allow the Buyer to
clarify or change the restrictions contained in paragraph five
(5) of the Bill of Assurance so that it is clear such
restriction does not prohibit the use of the property.
NOW, THEREFORE,
W-I-T-N-E-S-S-E-T-H:
That Restaurants of Arkansas, Inc., the said owner of Lot 3
of Pleasant Valley Place Commercial Subdivision, hereby amends
the Bill of Assurance filed in Deed Book 1342 at page 213, by
adding the following sentence to paragraph five (5) of the Bill
of Assurance:
5. ... Notwithstanding the foregoing, Lot 3 can be
used as and leased to a user for any use as defined by the
C-3 Zoning Ordinance of the City of Little Rock, Pulaski
County, Arkansas, and further such use will satisfy all
building codes and site requirements of the City of Little
Rock for such use.
2. This amendment is being submitted by the owner of said
Lot as indicated by its signature below and submitted to the
Little Rock Planning Commission for approval by it prior to
filing in the Pulaski County Real Estate Records.

ON THIS DAY before me, a Notary Public, duly commissioned,
qualified and acting within and for the state and county
aforesaid, appears in person Jim Manning, who stated that he is
the President of Restaurants of Arkansas, Inc., a corporation,
aNd was duly authorized in his respective capacity to execute
the foregoing instrument for and in the name and behalf of the
corporation; and further stated that he had so signed, executed
and delivered said instrument for the consideration, uses, and
purposes therein mentioned and set forth.
