Dear Planning and Zoning Committee,
I am writing to formally present "England Properties" rezoning application for the subject
property located at 1105 Valmar St. Little Rock from its existing 0-3 zoning designation to a PZD
zoning designation. Our application additionally requests the inclusion of C-3 as a permitted use
and alternative option for this property.
England Properties, an established entity in Central Arkansas, has been serving the community
since 2023. Our range of services includes property rehabilitations, renovations, demolitions,
new construction, and real estate development. We take pride in our commitment to delivering

office spaces on the top floor. Importantly, the exterior of the building will remain unchanged,
and no outside storage will be permitted on the site. We assure you that no boats or trailers will
be stored onsite, and all waste will be contained within the existing waste management bins. In
conjunction with this letter, we are providing a current site plan and survey, which clearly
outlines the existing building on the plot.
