Good morning,
Thanks for your submittal regarding the Dailey Road project. Staff has completed a preliminary review of the application and request additional information.
Please provide the following:
A detailed cover letter that contains the proposed uses, operating hours, number of staff, etc.
A detailed site plan showing the following:
dimensions of the buildings to the property lines
proposed building(s) square footages including future buildings
number of proposed striped parking spaces
dimensions of proposed parking lot area and dimension to property lines
proposed dumpster location
Staff will have an inter-departmental meeting tomorrow so there may be additional information requested during the comment period. Please provide a response no later than Wednesday,
January 24, 2024.
Staff would like to keep this item on the March 14, 2024 Planning Commission agenda. If you need additional time the item will be moved to the April 11, 2024 PC agenda.

Torrence, attached is the application, the PUD amendment letter, with our setbacks also detailed, an accompanying site plan, and the survey, with the two tracts shown as one.
When we met with Jamie Collins, he mentioned since the City was the owner of the parcel, we shouldn’t need the affidavit. We will work on sending the notices out as soon as we know we
have made it onto the agenda for March.
Please let me know if you need anything else, and thanks for working with me through this.

Sure, no problem. The proposal will require a P.Z.D. application (planned zoned development) for R-2 parcel and the piece to be carved from the existing POD which will create the new
site for the proposed development. The proposed replat and a site plan shall be included with the application along with the other required documents included in the application packet.
Please find attached a P.Z.D. application and the 2024 PC Calendar.

That makes sense. The two tracts that we are looking at (see attached “Property Parcels” are the R2 (tract 1) and tract 2 is part of the POD to the west. We are wanting to rezone the
R2 to be part of the POD. Would we still need to proceed with a final plat since we are rezoning the R2 parcel and amending the POD?
I have also attached our proposed site plan. With the POD application and the rezone application , it mentions a filing fee that we must pay when we submit the application. I was wondering
what the filing fee would be so our application will be complete.

Yes, however submit it in final plat format. Usually the existing lot line is depicted as a light or faded line labeled existing. Proposed lot lines are bold and may be depicted as proposed.
Secondly, it appears the tracts are not platted. I assume, once you are finished, there will be a legal description is that correct?
Finally, please provide a name for the subdivision along with the required certificates.

There is no application for preliminary plats for a one time lot split and/or combinations. Provide to staff the proposed lot combination in final plat format which shows the existing
and proposed lot lines, ROW dedication, certificates, subdivision name etc.

I was looking on the City of Little Rock website and I was wondering where the preliminary plat application was, or what the process was to replat two tracts as one tract.
We are planning to rezone the two tracts, so I don’t know if that can be done with the rezoning application, but I was wanting to do it all in one process/at the same time.
