LEGAL DESCRIPTION
A part of Tract 9, Crystal Valley Glens Subdivision, Pulaski County, Arkansas, being more particularly
described as follows: Beginning at the Southwest corner of Tract 9; thence run North 07 degrees 49
minutes West, 308 feet, more or less; thence run East 105 feet; thence run South 44 degrees 10
minutes East, 122 feet; thence run South 13 degrees 20 minutes East, 150.7 feet to a point on the
North right of way of Highway # 5; thence run Southwesterly along said Highway # 5, 200 feet to the
point of beginning.
LESS AAND EXCEPT:
Part of Tract 9, Crystal Valley Glens Subdivision to the City of Little Rock, Township 1 North, Range 13
West, Pulaski County, Arkansas, more particularly described as follows: Starting at the Northeast
corner of Lot 8, Turley's Replat of Tracts 5 and 6 of Crystal Valley Glens Subdivision to the City of
Little Rock; thence South 03 degrees 47 minutes 18 seconds East along the East line thereof a
distance of 288.44 feet to a point on the existing Northerly right of way line of State Highway 5;
thence North 70 degrees 18 minutes 34 seconds East along said existing right of way line a distance
of 380.00 feet to a point on the West line of Tract 9, Crystal Valley Glens Subdivision to the City of
Little Rock for the Point of Beginning; thence North 06 degrees 29 minutes 11 seconds West along
said. West line a distance of 79.08 feet to a point on the proposed Northerly right of way line of said
State Highway 5; thence North 70 degrees 18 minutes 34 seconds East along said proposed right of
way line a distance of 7.29 feet to a point; thence South 19 degrees 41 minutes 26 seconds East
along said proposed right of way line a distance of 30.00 feet to a point; thence North 70 degrees 18
minutes 34 seconds East along said proposed right of way line a distance of 134.55 feet to a point;
thence North 66 degrees 55 minutes 27 seconds East along said proposed right of way line a
distance of 45.92 feet to a point; thence South 12 degrees 56 minutes 15 seconds East a distance of
48.96 feet to a point on the existing Northerly right of way line of said State Highway 5; thence in a
Southwesterly direction along said existing right of way line on a curve to the right having a radius of
864.70 feet, a distance of 43.14 feet to a point; thence South 70 degrees 18 minutes 34 seconds
West along said existing right of way line a distance of 156.86 feet to the point of beginning.
