B. Staff Analysis:
The C-4 zoned property at 10010 Interstate 30 is currently in the process of being
developed for a Northern Tool and Equipment business. The property is located on
the north side of 1-30, east of Baseline Road. Site work is taking place in preparation
for new building construction. The new development will consist of a one-story
commercial building located along the east property line. Paved Parking will be
located on the south and west sides of the building. Access drives will be at the
southeast and southwest corners of the site.
As part of the building development, the applicant is proposing wall signage on the
south and west building facades. The new building will have a corner entrance at
the southwest corner of the building, with a tower -like building feature at this corner.
A total of 288 square feet of wall signage is allowed on the front (south) building
facade. The applicant is proposing a total of 167 square feet of signage on this front
facade, including a 50 square foot logo sign on the tower -like building feature. The
applicant proposes to transfer 50 square feet of the allowed wall signage for the
south (front) facade to the west side facade on the west side of the tower -like building
feature, over the building's entrance. No other wall signage is proposed for the west
facade. The proposed wall sign on the west facade will be a round logo sign, identical
to the one on the south facade. The applicant notes that the sign on the west facade

will aid in identifying the property to east bound 1-30 traffic, giving time to exit at
Chicot road.
Section 36-557(a) of the City's Zoning Ordinance requires that all on -premise wall
signs face required street frontage. Therefore, the applicant is requesting a variance
from this ordinance requirement to allow the proposed wall sign to be located on the
west building fagade, without direct street frontage.
Staff is supportive of the requested sign variance. Staff views the request as
reasonable. The applicant is proposing to transfer 50 square feet of the allowable
wall signage from the front (south) fagade to the west side fagade, which has no
direct street frontage. However, the wall sign on the west fagade will be located near
the front corner of the building over a corner entry area. The proposed 50 square
foot sign on the west fagade will bring the total wall signage (south and west facades)
to 217 square feet. As noted previously, a total of 288 square feet of wall signage
is allowed for the front (south) building fagade. The proposed wall sign on the west
fagade should aid in identifying the property to eastbound 1-30 traffic. Staff believes
the proposed wall sign on the west fagade will have no adverse impact on the
adjacent properties or the general area.
C. Staff Recommendatio
Staff recommends approval of the requested sign variance, subject to the following
conditions:
1. No additional signage will be allowed on the west fagade, other than the
proposed 50 square foot round logo sign.
2. No more than 71 square feet of additional wall signage will be allowed on the
front (south) building fagade. This is in addition to the 167 square feet of wall
signage proposed.
