3. According to Section 36-252 of the City's Zoning Ordinance, one (1) of the two (2)
dwelling units must be occupied by the landowner. The primary, existing, residence is and
will continue to be occupied by the landowner.
4. Section 36-254 (d)(5) requires the minimum siting standards for manufactured homes in
R-2 zoning as follows: (a-h). All siting standards for manufactured homes in R-2 zoning will
be met.
Fire Department: Attached to this letter is the email and e-copy of the approval letter from
the West Pulaski Fire Department (WPFD). Per attached email from the Fire Chief, the hard
copy letter will be sent from WPFD to the Planning Commission.
Attached to this letter are the proof of notices to all owners of property located within two

Subject: 19430 Accessory Dwelling
I called earlier to relay that I left a Planning Commission Committee Meeting this afternoon regarding our
Accessory Dwelling Request for 19430, and in that meeting the Committee requested I get a letter of
approval from West Pulaski District #23 Volunteer Fire Department (WPFD) (July 10 Committee
Agenda/notes attached). Prior to contacting you, I called Ronnie Wheeler because his contact was listed
in the Agenda/Notes (He was also one of my scout leaders as a child). Chief Wheeler informed me that
he was no longer Chief, but to contact the WPFD administrative office. Chief Wheeler said that this letter
is used to show the city that WPFD is aware and acknowledges the future dwelling.
Since you were unsure of what WPFD was approving, you asked that the Planning Commission submit a
letter outlining what was needing approval. I called the Little Rock Planning Commission staff member,
Monte Moore, and relayed to him that WPFD would need a letter from the Little Rock Planning
Commission that detailed what that WPFD would be approving. Mr. Moore asked me to draft a letter to
the Commission stating that I made contact with WPFD, but WPFD request information on letter -head
from the Commission. Mr. Moore stated that the Commission would reach out to WPFD, if the
Commission continued to need the information.

Candice and I respectfully request a Conditional Use Request in order to place a second,
subordinate dwelling on our six acres. The dwelling proposed is a 54' x 30' (1,620 square feet)
modular home with a full parameter cinderblock skirting with numerous piers (see attached) -
the original dwelling is 1,710 square feet. This subordinate dwelling would consist of asphalt
shingles, vinyl siding, 2"x6" exterior walls and 2"x4" interior walls. Access to the home will be a
continuation of the existing, gravel drive. Several neighboring properties currently contain
modular homes and other modular out buildings.
The home will connect to Entergy Arkansas via buried electric. The home will connect to the
existing in -use well, but will connect to a separate new septic system as required by the
Arkansas Department of Health.
