There are no private restrictions pertaining to the proposed use/development of this property. nresvari.doc 3 Page Two The applicant feels that strict enforcement of these provisions would be a hardship and is requesting variances in this case for the following reasons: 1. The site has frontages on all four sides of the block, which is not anticipated in the UU district requirement to place parking behind the building. This parking is behind the building, but it also extends to the other side of the block. 2. It is necessary to identify entry drives to the parking areas as part of the hotel property and not a public parking area. 3. Sign placements at 5 feet from the property line would inhibit vehicle door opening and vehicle overhang at the curb. The placement opportunities for signage is limited to the perimeter landscape strips which are narrow. 4. The alignment of street trees at the Cumberland 6ch Street frontages is set to avoid conflict with existing utilities. There is a building column that would be in conflict with one of the tree placements. 5. The Scott Street frontage has overhead electric lines which would be in conflict with the placement of additional street trees. Perimeter trees will be provided as part of the landscape treatment. 6. The configuration of the site limits the opportunities to provide on -site parking convenience and fully meet all street buffer requirements. Landscape strips in these areas comply with ordinance standards.
