B. Staff Analysis:
The UU zoned property at 1011 W. 6t" Street is occupied by a two-story brick office
building. The property is located on the south side of W. 6t" Street, between
Chester and Ringo Streets. There is a one -car wide driveway at the northeast
corner of the lot. The driveway extends along the east side of the building to a
small parking area within the rear yard, south of the building.
The applicant recently began construction of a ground -mounted sign in the front
yard area, as noted on the attached sketch/photo. The sign consists of three (3)
wood poles which are 6.5 feet tall. Multiple tenant names will be located between
the poles. The sign will have an area of approximately 40 square feet. The
building will contain up to eight (8) tenants. The sign is located five (5) feet back
from the front (north) property line.
Section 36-342.1 (c)(1 1) of the City's Zoning Ordinance discourages ground -
mounted signs in the UU zoning district and states that ground -mounted signs may

be approved by the Board of Adjustment. Therefore, the applicant is asking the
Board to approve a ground -mounted sign for this UU zoned property.
Staff is supportive of the requested variances to allow a ground -mounted sign in
the UU district. Staff views the request as reasonable. The proposed sign will aid
in identifying the businesses within this multi -tenant building. The proposed sign is
relatively small in nature, being 40 square feet in size. The maximum sign area in
office zones is 64 square feet. The proposed sign will also aid in identifying the
property to west -bound traffic along W. 6t" Street. Staff believes the proposed
ground -mounted sign will have no adverse impact on the adjacent properties or the
general area.
C. Staff Recommendation:
Staff recommends approval of the requested variances to allow a ground -mounted
sign in the UU zoning district, as filed.

The applicant was present. There were no objectors present. Staff presented the
application with a recommendation of approval. There was no further discussion.
The item was placed on the Consent Agenda for approval as recommended by staff.
The vote was 4 ayes, 0 nays and 1 absent. The application was approved.
