We would like to be placed on the June 6th, 2015 Planning Commission Meeting Agenda. We are proposing the following with this residential development: ■ 18 Lots with owner occupied, single family residences. • Residences will be one story with double garage, approximately 1,700 SF. e Valley Ranch Circle is proposed to be dedicated as a 45' right-of-way with a 24' street. • Given the short length of Valley Ranch Court and the small amount of traffic it currently serves, we propose this design of Valley Ranch Circle in lieu of the cul-de-sac. We will still provide secondary access for emergency vehicles to the residential property to the east. If you have any questions, please let me know. Sincerely, Thomas R. Pownall, P.E.
