Markham Street Little Rock, AR 72201 RE: Planned Development — Commercial Need Space Cantrell PD Little Rock, Arkansas Dear Mr. Jordan, LLC December 15', 2023 I represent Focal Point Investments, Inc. of Olive Branch, MS for a Planned Development Application to develop 4.50 acres located in northwest Little Rock. The property is located approximately 515 feet north along The Divide Parkway from the intersection of Cantrell Road. The request is to rezone the property from 0-3 (General Office) to PD — Commercial. The proposed use is a mix of climate -controlled storage and non -climate -controlled storage. The site is currently vacant and mostly wooded. The Little Rock Future Land Use Map indicates this area to remain as Office, however it is bordered on three sides by Commercial and most of the properties to the immediate south are Commercial. This property use is low impact and will serve the surrounding area well. Please find attached the Planned Development Application.
