49016' E, 291.2 feet to the west right of way of University Avenue (US Highway 67-70); thence N S'24' E, along the
said west right of way, 28 feet to the Northeast comer of property deeded to the City of Little Rock in Warranty
Deed 90-23202 and the point of beginning; thence S 53'43'39' E, along the Northerly line of said deeded property,
7.05 feet; thence N 84'29'12' W, 351.88 feet; thence N 04'04'45' E, 271.56 feet; thence S 84036' E, 365.2 feet to
the west right of way of University Avenue; thence S 05*47' W, along said west right of way, 267.5 feet to the point
