History: We inherited the house, Janet's childhood home, in 2013. The property is on the northeast corner of Spruce Street. and Stonewall Road. A professional survey was completed on Octo- ber 24, 2013 (Exhibit A) in preparation for a complete rebuild of the residence originally con- structed in 1960. Plans and blueprints were submitted for approval of the rebuild in 2014 with one major revi- sion to the original structure footprint— eliminating the carport on the back alley and building a garage with access onto Stonewall. A variance was required, applied for and eventually granted to allow for the entire construction project. As shown in the most recent survey dated February 1, 2022, the area behind the garage today is currently a small lawn. The survey outlines the in -ground PROPOSED POOL in that area (Exhibit B). Also attached a simple visual of the proposed pool (Exhibit C). Our pool contractor recently applied for a permit which was denied, stating "pool exceeds the 30% rear yard setback. Must get variance." Please reference Permit Number: 202119285, Review Number: 97245. Justification for Seeking a Variance: This is a small lawn area behind the garage today and not really much of a "back yard" by any stretch of the imagination. Intense summer sun in this area requires a lot of water to maintain grass. We decided the area is better suited for a small in -ground pool, though modest, rather than grass, and will provide more outdoor family enjoyment. The overall property maintains a rather large yard and gardens on the Stonewall side and front of the house. Signage: Best placement for signage is on the front fence, facing the sidewalk along North Spruce. Size can be as large as 45" wide x 34" high.
