3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND TO ESTABLISH A PLANNED DEVELOPMENT — COMMERCIAL
5 TITLED THE LANDRY GROUP VEHICLE PARKING AND STORAGE
6 PD-C, LOCATED AT 8503 MABELVALE PIKE (Z-9877), LITTLE ROCK,
7 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from R-2,
13 Single -Family District, to PD-C, Planned Development - Commercial:
14 Z-9877: Described as a part of the W %Z NE '/4 SW '/4 , Section 35, T-1-N, R-13-
15 W, Pulaski County, Arkansas, being more particularly described as follows:
16 Commencing at the intersection of the east right-of-way of Mabelvale Pike and
17 the north line of said NE'/4 SW'/4; thence S 02°16'32" W along said east right-
18 of -way line 363.8 feet to the point of beginning; thence S 87050'09" E, 599.53
19 feet; thence S 02107' 46" W,184.0 feet; thence N 87150'08" W, 600.0 feet to the
20 East right-of-way of Mabelvale Pike; thence N 02016'32" E along said east
21 right-of-way 184.0 feet to the point of beginning, containing 2.53 acres, more
22 or less.
23 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
24 Rock Planning Commission.
25 Section 3. That the change in zoning classification contemplated for The Landry Group Vehicle
26 Parking and Storage PD-C, located at 8503 Mabelvale Pike (Z-9877), is conditioned upon obtaining final
27 plan approval within the time specified by Chapter 36, Article V11. Section 36-454 (e) of the Code of
28 Ordinances.
29 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
30 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
31 Arkansas, and the Designated District Map be, and is hereby amended, to the extent and in the respects
32 necessary to affect and designate the change provided for in Section I hereof.

Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance, which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
Section 7. Repealer. All laws, ordinances and resolutions, or parts of the same, that are inconsistent
with the provisions of this resolution, are hereby repealed to the extent of such inconsistency
