HomeMy WebLinkAbout19162ORDINANCE NO. 19,162 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED CHARDEAU COURT ADDITION SHORT -FORM PD -R (Z -7668) LOCATED AT 12900 HINSON ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from R -2 to PD -R: A part of the West half of the East half of the Southwest Quarter of the Southeast Quarter, Section 29. Township 2 North Range 13 West, Little Rock, Pulaski County, Arkansas and more particularly described as follows: Commencing a the Northeast corner of said West half of the east half of the Southwest Quarter of the Southeast Quarter and run thence South 00 degrees 55 minutes 31 seconds East along the East line of Adkins Estates for a distance of 1280.00 feet to the Southwest corner of Adkins Estates and being the North Right -of -way line of Hinson Road; thence North 89 degrees 22 minutes 33 seconds West along said North Right -of -way line for a distance of 165.00 feet to the Point of Beginning or the land herein described; thence continuing North 89 degrees 22 minutes 33 seconds West along said north right -of -way line for a distance of 163.38 feet to the Southeast corner of Lot 6, Pleasant Valley Estates; thence North 00 degrees 49 minutes 52 seconds West along the eastern line of Pleasant Valley Estates for a distance of 490.18 feet; thence North 89 degrees 9 minutes 16 seconds East for a distance of 165.09 feet; thence South 00 degrees 20 minutes 51 Seconds East for a distance of 270.69 feet; thence South 00 degrees 58 minutes 00 seconds East for a distance of 222.25 feet to the Point of beginning, containing 1.85 acres more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the charge in zoning classification contemplated for Chardeau Court Addition Short-form PD -R is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
