You may have seen some green signs about a proposed zoning change up on the ruin at 1721-1723 Dennison at the corner of 18th St. Enclosed you will find an official letter giving you notice of a public hearing about this proposed change to be held on February 8, 2024. I am required to send this to nearby owners by certified mail. I would appreciate your support, and return receipt. The house was duplex, still has two addresses on it, and is listed by Pulaski County as a duplex. I bought it a couple of years ago after a tax sale, planning a duplex renovation. Unfortunately, I was told by the city that because it has been vacant and unsafe for so long, it has lost its duplex status. I thus have to go through a zoning change to permit renewed duplex use. This will be a difficult and expensive project, and I plan to do a certified historic rehabilitation. It is now a gutted shell in very poor condition. It will need all new everything. To make the numbers work, I have also requested that the City permit me to use the property for short term rental. I currently have a short term rental at 1725 S. Park, on the corner of 18th St., which has been used this way for a couple of years, without incident or problem. When done, the Dennison house will resemble its smaller twin at 1725 Park St. If and when the zoning is approved, I may use it for either long or short term rental. Parking will be on street. I have no plans to move or to sell the house, and am not a “flipper”. Instead, I hope this long term investment will in time yield net retirement income as I grow even older.
