Dear Director Collins and Planning Commission,
Please accept this application for your consideration to enable my fourteenth certified historic
rehabilitation in the endangered Central High School National Historic District. Yet again, I hope
to give decades more useful life to a long vacant and seriously distressed home of national
importance. Zoning changes will help greatly with this expensive and risky project.
When the work is done, the house will be the exact same dimensions as it is now, with no
change in footprint at all. From the street, it will look like it did in 1905, with two front doors,
just like then. Inside, it will be all modernized. To make this project financially possible, the
attached pages lay out why the City should:
1. Permit renewal of disallowed, duplex status;
2. Waive parking requirements, given lot constraints and empty streets; and
3. Zone for STR-2 use, including explicit permission for long term rental and owner occupancy
as alternate uses.
The property is owned by Lawcraft LLC, which 1 100% own. I have lived around the corner since
March 2004 and am an Airbnb superhost of a nearby restored duplex. I have been a main
driving force behind the revival of this neighborhood, investing everything I have to save
historic ruins. Please help provide the legal context to help make this worthy project feasible.
