The ir1iProvenlerit to the pruNeriy will ue a garage and workspace attached on the southeast side to the current structure. The proposed structure will fall within the current driveway and will not encroach into the utility easement. The rear of the property is adjacent to a green space that is approximately 75 feet wide and owned by the Pleasant Valley Property Owners Association (POA). This variance is requested to allow for a reasonable sized garage to be added within the current driveway. The current lot configuration and location of the house on the lot does not allow for the improvement to be accomplished without encroachment into the easement. The Pleasant Valley POA has approved this improvement (see attached) and stated that since there are not neighbors close behind the 25 foot setback is a "moot point". The rear of the property has a natural year-round barrier that shields the improvement from the rear and, as previously stated, the improvement will not extend further to the rear than the current concrete driveway and retaining wall.
