Provide the days and hours of operation for the facility. 3. Is the request to recognize the existing use or do the plan include an expansion of the operations for the site? 4. Will there be any enhancements added to the site? Landscaping, fencing, screening, paving 5. Will there be a dumpster located on the site? If so note the location of the proposed dumpster facility. Variance/Waivers: None requested. Public Works Conditions: 1. Alexander Road is classified on the Master Street Plan as a minor arterial. A dedication of right-of-way 45 feet from centerline will be required. 2. Preliminary review shows a substantial area of the site lies within the regulated floodway and floodplain of Crooked Creek. Per City Code 36.141(h)(2)d, floodway encroachments including fences, structures, open storage of materials, equipment, fill, vehicle parking, and other impediments are prohibited. Provide dates when the concrete plant, building, diesel tank, and storage areas were erected or installed? 3. Per City Code, 36-341(f) in the floodplain and floodway, the storage or processing, aboveground and storage belowground of materials or fuel which is flammable or explosive shall be unlawful. 4. In accordance with Section 31-176, floodway areas must be shown as floodway easements or be dedicated to the public. In addition, a 25 foot wide access easement is required adjacent to the floodway boundary. 5. Provide a property survey with existing topographic information at maximum five-foot contour interval. Show the limits of the 100-year floodway and floodplain. Utilities and Fire Department/County Planning: Item # F. Wastewater: Sewer available to this project. Contact Little Rock Wastewater for additional information. Entergy: Entergy already provides overhead service to this site. Center -Point Ener : No comment received. AT & T: No comment received. Central Arkansas Water: 1. All Central Arkansas Water requirements in effect at the time of request for water service must be met. 2. Contact Central Arkansas Water regarding the size and location of the water meter. 3. If there are facilities that need to be adjusted and/or relocated, contact Central Arkansas Water. That work would be done at the expense of the developer. 4. Contact Central Arkansas Water if additional fire protection or metered water service is required. 5. The Little Rock Fire Department needs to evaluate this site to determine whether additional public or private fire hydrant(s) will be required. If additional fire hydrant(s) are required, they will be installed at the Developer's expense. 6. Due to the nature of this facility, installation of an approved reduced pressure zone backflow preventer assembly (RPZA) is required on the domestic water service. This assembly must be installed prior to the first point of use. Central Arkansas Water requires that upon installation of the RPZA, successful tests of the assembly must be completed by a Certified Assembly Tester licensed by the State of Arkansas and approved by Central Arkansas Water. The test results must be sent to Central Arkansas Water's Cross Connection Section within ten days of installation and annually thereafter. Contact the Cross Connection Section at 377-1226 if you would like to discuss backflow prevention requirements for this project. 7. The facilities on -site will be private. When meters are planned off private lines, private facilities shall be installed to Central Arkansas Water's material and construction specifications and installation will be inspected by an engineer, licensed to practice in the State of Arkansas.
