We wish to be placed on the October 30th, 2017 Board of Adjustment meeting agenda. Taylor King Law Offices is proposing to construct a new office building at the Northeast corner of 3rd and Izard Streets. The property is zoned UU and will require a variance of Municipal Code Section 36-342.1 to allow the proposed monument sign and a reduction in the required 60% window display of the ground -level floor. The monument sign shall be no taller than 6.0 feet and no larger than 64 square feet as defined by code. We also request a variance of street tree location along 3rd Street. There is 2.0 feet between the street curb and the 5.0 foot sidewalk. This is not adequate for the trees. We propose to plant the trees on the north side of the sidewalk within our property. In support of these variance requests we have included the following: 1. Civil Site Plan. 2. Survey. 3. Letter from Johnson Architects detailing the 60% window display request. 4. The ground -level (street fronting) floor of nonresidential structures shall have a minimum surface area of sixty (60) percent transparent or window display." Please note the following: The building is 3867 square feet and is at a residential scale with a traditional design. The owner wishes to compliment their existing building with using red brick, white trim, columns, and a sloped shingled roof as shown on the attached elevations. One concern we have is that with 60% windows we will no longer maintain the scale or traditional appearance. 2. The south elevation has 145 square feet of recessed storefront for the main entrance. 3. The storefront noted in Item 2 is recessed to reduce heat gain from the southern exposure. The design includes solar control low-e glass but the owner also prefers less glass for energy conservation. 5. We have also attached photos of the site and views from the site. Taylor King Law Offices is proposing to construct a new office building at the Northeast corner of 31 and Izard Streets. The property is zoned UU and will require a variance of Municipal Code Section 36-342.1 to allow the proposed monument sign and a reduction in the required 60% window display of the ground -level floor. The monument sign shall be no taller than 6.0 feet and no larger than 64 square feet as defined by code. We also request a variance of street tree location along 3rd Street. There is 2.0 feet between the street curb and the 5.0 foot sidewalk. This is not adequate for the trees. We propose to plant the trees on the north side of the sidewalk within our property. In support of these variance requests we have included the following: 1. Civil Site Plan. 2. Survey. 3. Letter from Johnson Architects detailing the 60% window display request. 4. The ground -level (street fronting) floor of nonresidential structures shall have a minimum surface area of sixty (60) percent transparent or window display." Please note the following: The building is 3867 square feet and is at a residential scale with a traditional design. The owner wishes to compliment their existing building with using red brick, white trim, columns, and a sloped shingled roof as shown on the attached elevations. One concern we have is that with 60% windows we will no longer maintain the scale or traditional appearance. 2. The south elevation has 145 square feet of recessed storefront for the main entrance. 3. The storefront noted in Item 2 is recessed to reduce heat gain from the southern exposure. The design includes solar control low-e glass but the owner also prefers less glass for energy conservation. 5. We have also attached photos of the site and views from the site.
