3 A RESOLUTION AUTHORIZING THE MAYOR AND CITY CLERK TO
4 EXECUTE ANY DOCUMENTS NECESSARY FOR THE SALE OF LAND
5 TO THE ARKANSAS STATE HIGHWAY COMMISSION, IN THE
6 AMOUNT OF SIXTY-SEVEN THOUSAND, EIGHT HUNDRED FORTY-
7 EIGHT DOLLARS ($67,848.00), AS PART OF THE CANTRELL ROAD
8 IMPROVEMENT PROJECT, FROM TAYLOR LOOP ROAD TO
9 PLEASANT RIDGE DRIVE; AND FOR OTHER PURPOSES.

11 WHEREAS,the City of Little Rock, Arkansas, is the owner of certain property described as Part of
12 Lots 7, 8 and 9, Block 11 of Josephine Pankey Third Addition, an addition to the City of Little Rock
13 as filed in Book 1, Page 1 1 1, located in the Northeast Quarter of the Northwest Quarter of Section 20,
14 Township 2 North, Range 13 West, Pulaski County, Arkansas, being acquired by the Arkansas State
15 Highway Commission("Commission")as Job No. 061382,Tract 85 and 85E-1;and,
16 WHEREAS, it has been determined that the Commission needs to acquire this property as right-of-
17 way, as part of the Cantrell Road Improvement Project, from Taylor Loop Road to Pleasant Ridge Drive;
18 and,
19 WHEREAS, the value of said property being acquired by the Commission was appraised by Fair
20 Market Value as Sixty-Seven Thousand, Eight Hundred Forty-Eight Dollars($67,848.00).
21 NOW,THEREFORE,BE IT RESOLVED BY THE BOARD OF DIRECTORS OF THE CITY
22 OF LITTLE ROCK,ARKANSAS:
23 Section 1.The Mayor and City Clerk are hereby authorized to execute any necessary documents, in a form
24 acceptable to the City Attorney, to sell the property to the Arkansas State Highway Commission, more
25 particularly described as:
26 Part of Lots 7,8 and 9,Block 11 of Josephine Pankey Third Addition,an addition
27 to the City of Little Rock, Arkansas, as filed in Book 1, Page 111, located in the
28 Northeast Quarter of the Northwest Quarter of Section 20, Township 2 North,
29 Range 13 West, Pulaski County, Arkansas, more particularly described as
30 follows: Commencing at a point being used as the southwest corner of said Block
31 11 also being the east right-of-way line of Rightsell Street, as established by the
32 Josephine Pankey Third Addition as filed in Book 1, Page 111; thence North
33 1°56'44" East along said right-of-way line a distance of 34.16 feet to the southerly
34 right-of-way line of Russ Street Connector, as established by Arkansas

1 Department of Transportation (ArDOT) Job No. 061382 and the Point of
2 Beginning; thence continue North 1°56'44" East along said right-of-way line a
3 distance of 115.84 feet to the northwest corner of said Lot 7; thence South
4 87°27'44" East along the north line of said Lot 7 a distance of 34.66 feet to a point
5 on the northerly right-of-way line of Russ Street Connector, as established by
6 ArDOT Job No.061382; thence South 34°45'36" East along said right-of-way line
7 a distance of 14.79 feet to a point; thence South 79°21'58" East along said right-
8 of-way line a distance of 58.47 feet to a point; thence South 87°27'44" East along
9 said right-of-way line a distance of 38.70 feet to a point on the east line of said Lot
10 7; thence South 1.°56'44" West along said east line of Lots 7 and 8 a distance of
1 1 64.24 feet to a point on the southerly right-of-way line of Russ Street Connector,
12 as established by ArDOT Job No. 061382; thence North 86°01 '50" West along
13 said right-of-way line, a distance of 89.49 feet to a point; thence South 58°33'31"
14 West along said right-of-way line,a distance of 60.55 feet to the Point of Beginning
15 and containing 0.25 acres(10,691 square-feet), more or less,as shown on ArDOT
16 plans referenced as Job No. 061382.
17 Section 2. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
18 word of this resolution is declared or adjudged to be invalid or unconstitutional, such declaration or
19 adjudication shall not affect the remaining portions of the resolution, which shall remain in full force and
20 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
21 resolution.
22 Section 3.Repealer. All laws, ordinances, resolutions,or parts of the same,that are inconsistent with
23 the provisions of this resolution,are hereby repealed to the extent of such inconsistency.
