There are, of course, concepts for the Creative Corridor and Storm Water Demonstration projects, but nothing to the point of conceptual layouts or designs. The proposed improvements will depend largely on the topography and location of underground storm drain and utilities. That being said, in my opinion the outdoor dining doesn't seem to drastically clash with the Creative Corridor or Storm Water projects. The location and extend of the storm water BMP's is still flexible at this point. This location is also at the high side of the 300 Block, which may give us the ability to limit the size and frequency of the storm water BMP's. I've discussed this issue with Jeff Huber at UACDC and he pointed out that the Creative Corridor called for an entry plaza at this intersection which encouraged bringing business and retailers closer to the street by allowing outdoor dining and open displays. Jeff also mentioned that there may be a basement under the Mann on Main Annex building that extends under the sidewalk to the back of curb. I know that is the case on 4th Street along the Mann on Main building. Perhaps the project developers or architects can confirm this.
