Storage Space, LP has acquired the property at 102 South Rodney Parham Road and its approved site plan for a self -storage facility from Platinum Storage of Fate, TX. After reviewing the site plan, it was decided that certain aspects of the project could have been designed with more attention to security for our customers and the surrounding neighborhood. We have made proactive efforts to get feedback from the abutting property owners and have met personally with the all parties who spoke in opposition of the original project. Based on those meetings, we prepared our revised site plan. Thank you, Michael Hall Storage Space, LP Dana Carney May 11, 2017 Page 2 Issue #1: Possible negative impact on the neighborhood. a Our revised site plan would have a lesser impact on the neighborhood than the previously approved site plan. • We are eliminating all drives and doors on the south and southeast sides of the proposed building. • We have eliminated all vehicle and pedestrian traffic along the property line that borders the entire Sunnymead neighborhood. • An interior loading area will be added on the east side of the proposed building for additional noise reduction and to allow for interior loading and unloading. e We require all visitors to enter through a security coded access gate. The previous plan did not include any gates or fences and allowed for anybody to drive through or walk across the property. The previous design gave unobstructed access to the resident's backyard. • After meeting Tracy Crain, with the Sunnymead POA, we agreed to install CCTV cameras on the rear of the building facing along the property line to provide additional security. • I was told that people jumping the rear wall into the backyards has been a problem. All access to the wall will be prevented by an 8' to 10' security fence running from our building to the existing masonry wall. • We are honoring Ms. Crain's previous request that there be no windows of any kind on the rear of the building. + Mrs. Rose Bradley, 224 Sunnymead Dr., requested we use some type of columnar tree or evergreen rather than full canopy trees. We are accommodating that request to the full extent that the Landscape ordinances will allow. ■ We are respecting a residential setback (25') on the east property line though it is currently zoned commercial and only requires a 15' setback. Issue #2: The use of the Sunnymead Drive access was an issue of great concern with the previous application. Ms. Crain did not object to an exit only access if there was no signage for the facility and it was designed to not allow for a right -had turn into Sunnymead Drive. • We have redesigned the access onto Sunnymead Drive to be a left-handed one-way exit only. • This was accomplished by narrowing the drive to a single lane and utilizing a concrete island with appropriate signage and striping. • The primary flow of traffic will be in and out the north gate facing Rodney Parham. The Sunnymead access is a secondary exit. ■ This gate's only keypad is inside the fence and can only be activated for exit only. Issue #3: The dumpster is being moved to the southern side of the Sunnymead exit drivead closer to the residents. We have requested to place the dumpster on the southeast side of the Sunnymead access. ■ This placement was decided for ease of access to allow for the trash truck to enter and exit the front of the property onto Rodney Parham so as not to disturb the neighborhood. Dana Carney May 11, 2017 Page 3 I have made numerous attempts to contact Mr. Lamb to make sure he has no issue with the dumpster placement. I have visited Mr. Lamb's house on S separate occasions and left two personal notes with my contact information. Mr. Lamb has never contacted me. ■ We would agree to relocate the dum ster back to the oreviously aimroved location. Issue #4: Staff is concerned that tenants would have to park outside the facility to access the units. • The National Self Storage Association estimates that a facility of this size would average 10 to 13 trips per day ■ These 13 trips per day are not simultaneous. a Currently we have approximately 20 parking spaces available, 12 outside the gate and S inside the gate, not including the interior loading bay. The internal loading will allow tenants to access the units from inside the building. There is no bill of assurance for this tract of land. We a re providing a statement from Beach Abstract that states that no bill of assurance was filed or recorded for this property. 2. There will be no resident manager at this facility 3. We will prepare and have ready a signage plan for the planning committee meeting. 4. Our typical hours of operation are 8am or 9am until 5pm or 6pm. Our office is closed on Sundays. The typical gate and building access for tenants is 6am to 10pm daily. 5. There will be wall mounted lights at +/-9 feet above the finished floor. They will illuminate the base of the building. Wall packs will be used near the loading dock area to provide for loading/unloading. 6. We would request to leave the dumpster in its proposed location. The adjoining property is zoned commercial and we believe it is currently utilized as an office. 7. There will be no outside storage of boats, RV's, trailers, watercraft or automobiles. 8. Building will be constructed of quality materials including architectural block and brick masonry, decorative metal panels and EFIS. 9. Storage Space, LP does not and will not allow businesses to operate in a storage unit. Commercial customers may warehouse inventory and goods if they comply with the lease agreement. 10.
