degrees 48 minutes 03 seconds, having a radius of 188.38 feet, and whose long chord bears North 87 degrees 02
minutes 27 seconds East for 42.00 feet to a 5/8 inch iron pipe; thence North 09 degrees 21 minutes 34 seconds West
for 50.00 feet to the beginning of a curve and 5/8 inch iron pipe; thence along said curve turning to the right through
an angle of 10 degrees 46 minutes 52 seconds, having a radius of 138.38 feet and whose long chord bears South 86
degrees 01 minutes 52 seconds West for 26.00 feet to the beginning of a curve and a 5/8 inch iron pipe; thence along
said curve turning to the right through an angle of 02 degrees 01 minutes 11 seconds, having a radius of 138.38 feet,
and whose long chord bears North 87 degrees 34 minutes 07 seconds West 4.88 feet to an 5/8 inch iron pipe; thence
North 87 degrees 54 minutes 48 seconds West for 95.10 feet to a 5/8 inch iron pipe; thence North 01 degrees 23
minutes 36 seconds East for 96.37 feet to a 5/8 inch iron pipe; thence north 26 degrees 02 minutes 15 seconds East
for 106.70 feet to a 5/8 inch iron pipe on the Southerly right of way line of Rodney Parham Road; thence North 61
degrees 26 minutes 33 seconds West along said Southerly right of way line for 125.80 feet to a 5/8 inch iron pipe and
the Easterly line of said Lot 1; thence South 39 degrees 06 minutes 27 seconds West for 156.39 feet along said Easterly
line to a 5/8 inch rebar; thence continue along said Easterly line South 02 degrees 23 minutes 27 seconds West for
324.84 feet to the point of beginning.
NOTE --
County assessor records indicate that the subject property consists of part or all of Lots 2, 3, 7, 8, 13 & 14 of
Satterfield Subdivision. The Exclusive Right of Way and Easement Deed to the City of Little Rock filed at Instrument No.
80-21656 states that the Satterfield Subdivision is unrecorded. Prior 2009 survey of subject property (PS 1215) indicates
that there is 'No Plat of Record". The only known record of said subdivision is from the County Surveyors Plat Book at
Page 12-8, which depicts the layout of the lots and streets, however does not contain dedication statement, acceptance
by any city or county authority, and no certifications or signatures. No other documents or information have been
provided to the surveyor regarding the Satterfield Subdivision. It is unknown as to whether this subdivision legally exists or
how it may or may not affect the subject property.
