Specific PCD Requests
1. Building Height of Lot 3 to be 55'
2. Building Signage for Lot 3 to be allowed on three sides of the building
some of which do not face a public street.
3. Reduction of required Landscape and/or Landuse buffers to 75% of what
would he required in other areas of the city for this mature area.
4. Allow Phase II and Phase III to happen in any order based on market
demands.
5. Storrawater detention is to be handled on each individual lot and will not
be installed for the entire PCD in a central location.
6. Allow the deferral of the western Cul-de-Sac construction until the
development and permitting of Lot 3.
7. Allow 36' tall 160 square foot pylon signs on each of Lots 1, 2, and 3.
8. Hours of opperation for all businesses will be 24 hours a day, 7 days a
week.

1. Cross access and cross parking will be allowed between
all lots.
