LOCATION: located on the Southeast corner of Grandview Avenue and Pierce Street
Planning Staff Comments:
1. Provide notification of property owners located within 200 feet of the site, complete
with the certified abstract list, notice form with affidavit executed and proof of
mailing. The notices must be mailed no later than October 15, 2008. The Office of
Planning and Development must receive the proof of notice no later than October
24, 2008.
2. Provide the proposed building envelope for the new structure labeling setbacks.

1. A 20 foot radial dedication of right-of-way is required at the intersection of Grandview
Avenue and North Pierce Street.

Master Street Plan: Pierce and Grandview are both shown as Local Streets. The
primary function of a Local Street is to provide access to adjacent properties.
