presented the item stating the applicant had submitted a request dated August 28,
2008, requesting this item be withdrawn from consideration, without prejudice. Staff
stated they were supportive of the withdrawal request.

placement of the item on the consent agenda for withdrawal. The motion carried by a

Planning Staff Comments:
1. Provide notification of property owners located within 200 feet of the site, complete
with the certified abstract list, notice form with affidavit executed and proof of
mailing. The notices must be mailed no later than September 3, 2008. The Office of
Planning and Development must receive the proof of notice no later than September
12, 2008.
Variance/Waivers: None requested.
Public Works Conditions:
1. A 20 foot radial dedication of right-of-way is required at the intersection of Woodlawn
Avenue and Jackson Street.

addition to the rear of an existing structure.

There is no use change with this application. The request is consistent with the Land
Use Plan and does not require a change.
Master Street Plan: Woodlawn and North Jackson Streets are shown as Local Streets.
The primary function of a Local Street is to provide access to adjacent properties. Local
Streets, which are abutted by non-residential zoning/use or more intensive zoning than
duplexes, are considered as "Commercial Streets". These streets have a design
standard the same as a Collector.
Bicycle Plan:_ There are no bike routes shown in the immediate vicinity.
Neighborhood Action Plan: This area is covered by the Hillcrest Neighborhood Plan.
The housing goal states a need to regulate construction and redevelopment and the
Hillcrest Design Overlay has been implemented. This requires the use of a Planned
Unit Development for the redevelopment of this property.
Landscape: No comment.
Revised plat/plan: Submit four (4) copies of a revised preliminary plat/plan (to include
the additional information as noted above) to staff on Wednesday, September 3, 2008.
