Details: I purchased 12 Terrace Drive Little Rock, AR 72202 in 2021 as my primary residence and lived
there until I began traveling for my profession, at which point I chose to rent out my home to provide more
income for myself.
I am requesting a re -zoning to allow for STR at my property. I have chosen to partner with Simplified
Hosting to care for my property while I am away and have the property rented out. Simplified Hosting has
been operating STRs with no neighbor complaints and a proven record of success in managing STR
properties. They currently have over 800 5-star reviews from guests and strive to be not just superhosts
but super neighbors as well. Their track record proves this! The benefit of a platform like Airbnb is that
there is additional control over which guests are allowed to stay in the home and we believe strongly in
only allowing guests who are respectful of our property and our neighbors. One of the owners of
Simplified Hosting or one of their trusted cleaners is on the property multiple times during the week which
helps us keep a close eye on things. I use STRs personally when traveling and have found this is an
excellent way for visitors to experience our city at a more personal level as they are in the heart of a
neighborhood. I've had multiple guests who have stayed in the home while visiting Little Rock to explore a
move here or to find a home in the area. Our guests also include UAMS patients and visitors who want a
comfortable location while undergoing treatment or visiting a family member as well as business
professionals who want a full kitchen and the use of laundry while in town for work.
I am proposing no changes to the building or exterior structure. Please also note that I was unable to
obtain a copy of the bill of assurance because the site plan was not readable and no one in the court
house office was able to read it or locate a copy. This property is already equipped for the purpose of
running an STR. Safety standards will be in line with any requirements already stated in the proposed
STR regulations. Attached is a notarized affidavit allowing Becca Swama to submit this application and
respond to any questions regarding this process on my behalf.
