STAFF UPDATE AND RECOMMENDATION: On March 19, 2008, the applicant requested that this item be deferred to the May 22, 2008 Commission meeting. Staff recommends approval of the deferral request. PLANNING COMMISSION ACTION: (APRIL 10, 2008) The applicant was not present. There was one objector present. Staff informed the Commission that, on March 19, 2008, the applicant had requested that the item be deferred to the May 22, 2008 agenda. There was no further discussion. The item was placed on the consent agenda and approved for deferral to the May 22, 2008 agenda. The vote was 11 ayes, 0 noes and 0 absent. ULTIMATE DETAIL TRUCK RENTAL & CAR WASH CONDITIONAL USE PERMIT Z-8319 Planning Staff Comments: 1. The 1955 Bill of Assurance is still valid and states this lot is to be used for business purposes as are permitted by the Little Rock Zoning Ordinance. 2. Provide a signage plan. 3. Provide days and hours of operation of all uses. 4. Locate dumpster and required screening. 5. Describe measures to keep site clean. 6. Describe measures to prohibit loitering on site. 7. Describe site lighting. Variance/Waivers: • None requested. Public Works: 1. Colonel Glenn Road is classified on the Master Street Plan as a principal arterial. Dedication of right-of- way to fifty-five (55) feet from centerline will be required. 2. Due to the proposed use of the property, the Master Street Plan specifies that Oak Park Drive for the frontage of this property must meet commercial street standards. Dedicate right-of-way to thirty (30) feet from centerline. 3. A twenty (20) foot radial dedication of right-of-way is required at the intersection of Colonel Glenn Road and Oak Park Drive. Utilities and Fire Department/County Planning_. Wastewater: Sewer available to this property. Entergy: No comment received. Centerpoint Energy: No comment received. AT&T (SBC): No comment received. Landscape: A six (6) foot tall wood privacy fence should be placed along the south property line where the site is adjacent to residential property. The fence is to be built with its finished side facing outward.
