To Whom It May Concern:
The Landry Group, LLC consists of a husband and wife team, Amy and Brett Tracy, working to
develop the underlying parcel into a commercial vehicle short and long term parking site. The 2.54 acre
parcel was originally purchased from the Commissioner of State Lands in a post -auction tax sale. The
Landry Group, LLC has worked to quiet title, and now desires to develop the property into a profitable
business site for semi, RV, boat, and trailer storage. This parcel has no applicable Bill of Assurances and is
surrounded by commercial and industrial properties, including nearby R&L Carrier's commercial truck
drop yard, other industrial and commercial operations, and the State Highway Department's maintenance
facilities. The proposed use is compatible with the neighboring properties and will not adversely effect
other property in the area. Because of the traffic flow to R&L Carriers, there is no question commercial
motor vehicle traffic is able to navigate this area and the area is not adverse to their presence. The area is
more than sufficient to accommodate ingress and egress of the expected traffic and use.
The legal and structural composition of the project will result in a quick turnaround and The Landry
Group, LLC aims for the development project to be completed by February 2024, should this development
be approved. The acreage will be cleared, with gravel (phase II includes asphalt), surrounded by fencing,
lighting will be added, and a small office and restroom facility will be built in compliance with city code
and ordinances. Please see the attached site plan for additional specifics to include initial plans for
designated parking spots.
