JBE Contractors hereby dedicates the following described property to the right of ways of West 22nd Street, Walker Street and 23 rd Street for the purpose of dedicating right of way to the public and the City of Little Rock, Arkansas: Part of the SE'/, of Section 11, T-1-N, R-13-W, Little Rock, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the Northwest comer of said SE'/., thence South 660.65 feet; thence N 89159'58" E, 327.19 feet to the point of beginning; thence N 89-59'58" E, 301.62 feet; thence S 00042'09" E, 45 feet; thence along a curve to the left having a 20 foot radius and a chord bearing and distance of S 45100' E, 29.28 feet; thence S 89059'58" E, 281.62 feet; thence N 0°42'22" W, 25 feet to the point of beginning AND Part of the SE'/4 of Section 11, T-1-N, R-13- W, Little Rock, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the Northwest comer of said SE'/., thence South 660.65 feet; thence N 89°59'58" E, 327.19 feet; thence N 89°59'58" E, 301.62 feet; thence S 00142'09" E, 45 feet to the point of beginning; thence continue S 0°42'09" E, 323A9 feet; thence S 89°59'58" W, 201.6 feet; thence N 0°42'22" W, 25 feet; thence N 89°59'58" E, 278.24 feet to a point on a curve; thence along a curve to the left having a chord bearing and distance of N 45' E, 28.28 feet; thence N 0100'05" E, 233.46 feet to the point of beginning. That we JBE Contractors, Inc. have hereinafter termed grantors, have caused the said tract of land to by surveyed by Brooks Surveying Inc., Professional Registered Land Surveyor and a plat thereof made which is identified by the title of Lots 1 through 8, Alexia Addition to the City of Little Rode, Pulaski County, Arkansas. By the signature of the said surveyor and the said grantors and bears a Certificate of Approval executed by the Little Rode Planning Commission and is on record in the Offloe of Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas in Plat Book 2 pr1 32, 75 and the grantors do hereby make this Bill of Assurance. The grantors ao hereby certify that they platted said real estate In accordance with said Plat. The tends embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property shall use this designation. The purpose of this replat Is to make new lots and dedicate street right of way. The easements shown of the plat are for utilities and/or drainage. No structures shall be any nearer than 25 feat to the front property line or rear property line or 10 percent of the average width from side property line unless otherwise shown on the recorded plat. All Buildings and structures constructed on said property shall conform to the rules and regulations of the My of Little Rode, Arkansas. No lot shall be split or combined without the full consent of the City of Little Rock, Arkansas. Al residents must conform to the codes asset forth by the City of Little Rods. No businesses, car lots, apartments, etc. shall operate within the confines of this subdivision unless approved by the City of Little Rode. No fences shall be constructed any nearer to the front of the property than the front of the residence. All fences, walls, etc must conform to the City of Little Rock Zoning Regulations. All driveways must be constructed of concrete or asphalt There shall be no dirt drives allowed at the property. The filing of this Bill of Assurance and plat for recv-d in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County shall be valid and complete delivery and dedication of the streets and easements shown on the said plat.
