Planning Staff Comments:
1. Provide notification of all property owners located within 200-feet of the site,
complete with the certified abstract list, notice form with affidavit executed and proof
of mailing. The notice must be mailed no later than January 30, 2008. The Office of
Planning and Development must receive the proof of notice no later than February 8,
2008.
2. The Hillcrest Overlay District regulates building height and number of stories. The
application as proposed exceed the allowable building height. The total height
approved is 2.5 stories and 35-feet. The application is to allow three stories and a
maximum height of 50-feet.
3. The setbacks proposed are 10-feet front, 15-feet rear and five feet on the east. The
ordinance would typically require a 25-foot front and rear yard setback.
4. Provide details of the proposed roof pitch, construction materials, roofing materials.
5. Are any fences proposed along the property lines? If so indicate the location of the
proposed fencing and a note indicating the proposed construction materials.

Planning Division: This request is located in the Heights Hillcrest Planning District. The
Land Use Plan shows Single Family for this property. The applicant has requested to
rezone the site from R-2, Single-family to Planned Residential Development to allow a
single family home to be constructed on the site with reduced setbacks from 25-feet to
15-feet and an increased building height from two and one-half stories and 39-feet to
three stories and a maximum height of 50-feet.
The request does not require a change to the Land Use Plan.
Master Street Plan: Oakwood Road is shown as a Local Street. The primary function
of a Local Street is to provide access to adjacent properties. Local Streets which are
abutted by non-residential zoning/use or more intensive zoning than duplexes are
considered as "Commercial Streets". These streets have a design standard the same
as a Collector. These streets may require dedication of right-of-way and may require
street improvements for entrances and exits to the site.
Bicycle Plan: There are no bike routes in the immediate vicinity.
Neighborhood Action Plan: This area is covered by the Hillcrest Neighborhood Action
Plan. The plan's Housing Goal states a need for a Design Overlay District, which is
now in place. This application should conform with all DOD requirements.
Landscape: No comment.
Additional Comment — The Planning Commission and Board of Directors will no longer
allow presentation boards to present materials. You must have all presentation material
in a size that can be Proiected on the screen — a maximum size of 11 x 17 but
preferably the material should be no larger than 8'/z by 14.
Revised plat/plan: Submit four (4) copies of a revised preliminary plat/plan (to include
the additional information as noted above) to staff on Wednesday, January 30, 2008.
