Re: Application for Long Form P.Z.D for Crimson Oaks located at 14118 Kanis Road, Little Rock,
Pulaski County, Arkansas

Please find attached the Long Form P.Z.D. Application, 2 copies of the survey, and 2 copies of the
Site Plan for your review. We are proposing a zoning change from the existing R-2 zoning to PD-R
zoning contingent on the annexation application being approved.
The owner is proposing a luxury townhouse development consisting of 15 buildings of 3 units a
piece with a neighborhood pool and covered pickleball courts. Each unit will have a 2-car garage
and some additional parking has been provided within the amenity area. The development will be
gated with private streets built to City standards. Mail will be collected in a kiosk area located at the
entrance of the development.
Stormwater detention will be accomplished at both outfalls by reducing drainage area, control
structures within the drainage system, and a wet pond at the southeast corner of the development.
Givin the proximity of the discharge to Kanis Road, it is our intention to provide detention for the
100 Year Storm Event to the pre -development flows shown on the plan so that flows do not impact
that thoroughfare.
