Within our company, we currently own and manage a luxury residential rental in The Heights historic district of Little Rock, and we will be starting construction on a second luxury residential rental in the Capital View area of Little Rock. We reside in Conway, Arkansas, and are intimately involved with each property we own. This zoning request will be for 5131 Cantrell Rd., Little Rock AR. The purpose of our residential rental is to provide a safe, peaceful environment for people to experience this beautiful part of the country, for us to be able to host and get to know people from all over the United States and to shed light on everything that the City of Little Rock offers. We strive to be good stewards of the community and neighborhood and have a strict "no -party" policy due to the intimate nature of the immediate neighborhood. We are proposing to revise the previously approved GI I zoning to PZD classification in to allow residential rental and/or short-term rental permitted uses for the property. Having this property as a residential rental, whether it be midterm, short term, or long term, allowed us to do a complete remodel on the interior. The kitchen has been fully remodeled with high end finishes (fresh coat of paint, new the flooring, updated lighting, updated baseboards). The bathrooms were also updated with new flooring, new showers, and updated high end plumbing & lighting fixtures. We elected to keep the original flooring and refinished them to bring out their former glory. We also kept most of the original architecture and light fixtures. The house is now a bright 4-bedroom 2-bathroom home with a nice sized living room, kitchen & breakfast area as well as an office/game room. We incorporated as much of the old world feel as possible while intertwining the modem conveniences and necessities. We kept the existing style on the exterior and repaired / replaced any damaged parts to the home to restore it to a new condition. We also added all new landscaping to add to the curb appeal. The house is mowed and cleaned on a regular basis. This will not only add value to this house, will also help to increase property values throughout the neighborhood. The residential rental (short term, mid-term, long term) business has existed harmoniously in our neighborhoods and adding to our economy for years. We should work together toward a regulatory' solution that protects our neighborhoods while leaving our business and our jobs intact. In the following pages, you will find additional development rationale, the outline of this project, site plan, as well as our neighborhood and property surveys.
