I am requesting a zoning change so that I may add a 36 ft wide digital Billboard on the Southwest corner
of my property. This billboard will be angled to face the McDonalds across the street as well as the
Breckenridge Shopping area that houses Tropical Smoothie and Mt Fuji Restaurant.
I am also requesting a variance because the distance from this location to the nearest billboard (east
down Rodney Parham) is 800 ft and not the full 1,000 ft.
Here are some key aspects of my proposal/request:
1. This is a 1-sided billboard so no lighting will face the residential area located behind me (to the
northeast of me). The main viewing of my sign will be as you crest the 430 Bridge on Rodney Parham
(eastbound) and heading through the Breckenridge Dr intersection.
2. With the tornado on March 31' devastating our area, this Digital Billboard will serve my local
community. I will focus on advertisers located in the ravaged Breckenridge Shopping Center as well as
the destroyed Kroger Shopping Center. There are many businesses in this are not visible to Rodney
Parham and I feel they will welcome the opportunity to advertise on a sign located on my property. I will
even offer these local businesses a discount and hope the majority of my advertisers come from my
neighboring businesses.
3. Cigar Republic has been a good neighbor. Ever since my 2018 zoning request to become a Private
Club, all we have done is invest over $1.7m in the property & business to greatly enhance the visual
entrance to the Colony West area. We have never had any noise complaints, we have never had any
DUI's associated with our Liquor License patrons, we have paid in over $810,000 in collected taxes to the
city, county and state, and we are current will all property taxes.
4. As you are aware, there was a recent large investment in Breckenridge Shopping Center and it is
currently being redeveloped. Cigar Republic started this revitalization of the area and it will soon
become a much more major economic area for the city and we led this movement. The area was tired
and old and will soon become new and awesome.
5. As for the location of the sign pole itself, there is an easement on the southside of my property for gas
& water lines. We had to dig up that area and replace the ground gas line after the tornado, so we know
exactly where this gas line and water line run. The base will be at a minimum of 10 ft, from these lines. I
have photos of where we dug up these lines and I will forward them to you if you need them. Also, the
sign will not cross over the fence. In fact the signs angle will put it no closer than 6 feet from the
property line so not to affect the Regions Bank property line directly behind me.

you may have. I respectfully request that you recommend my proposal to the City Council.
