LEGAL DESCRIPTION
Part of the SE'/4 SE%4, Section 19, T-1-N, R-12-W, Pulaski County, Arkansas, lying
South and East of the right of way of Missouri Pacific Railroad and West of Patterson
Avenue (formerly Gum Springs Road) more particularly described as follows:
Commence at a point on the West right of way of Patterson Avenue and on the SE right
of way of Missouri -Pacific Railroad; thence S 41 *20' E, 100 feet along the West right of
way of Patterson Avenue to a point on the SE right of way of Baldwin Road; thence S
48°38' W,_180 feet along said SE right of way; thence S 77'37' E, 228.2 feet to a point on
the West right of way of Patterson Avenue; thence S 11.37' E, 49.4 feet along said West
right of way to the point of beginning; thence S 70*54' W, 677.3 feet to a point on the SE
right of way of Baldwin Road; thence S 55*48' W, 86.5 feet along said SE right of way;
thence continue along said SE right of way S 55'34' W, 100 feet; thence S 1'15' E, 62.3
feet; thence N 70'50' E, 862.0 feet to a point on the West right of way of Patterson
Avenue; thence N 11'37' W, 108.3 feet along said right of way to the point of beginning,
as described in a survey dated June 6, 1968, by G. A. Denham, registered engineer.
This property is not in the 100 year flood plain as per Panel 104 of 150 for Little Rock,
AR. Community -Panel 40501810104 F, dated October 19, 2001 in Flood Zone X.
