I None. Staff recommends approval of the requested PCD zoning. The Planning Commission voted to recommend approval of the requested zoning by a vote of 9 ayes, 0 noes, 1 absent and 1 open position. The Planning Commission reviewed the proposed PCD request at its September 27, 2007, meeting. There were no registered objectors present. The Southwest Little Rock United for Progress, the Stagecoach Dodd Neighborhood Association, all residents who could be identified located within 300 feet of the site and all property owners located within 200-feet of the site were notified of the Public Hearing. BACKGROUND The applicant is seeking a rezoning of the site from R-2, Single-family to Planned Commercial Development to recognize an existing convenience store with gas pumps. The site contains the store with a separate canopy for the fuel islands. Presently there are two drives located along Stagecoach Road and a single drive from David O Dodd Road. There are no modifications proposed to the site with the rezoning request. Z-8260) Dear Donna, The purpose of this letter is to formally respond to the Staff and other comments raised at the subdivision committee meeting held on Sept. 6, 2007. Specifically, we agree to dedicate the additional 5 feet of right of way along Stagecoach Road, the 20 foot radial dedication at the intersection of Stagecoach Road and David O' Dodd, and dedicate right of way to 30 feet from the centerline of David O' Dodd. I spoke with Dennis Free of the of the Little Rock Fire Department and he said that since we were not redeveloping the property, they did not need anything at this time. The store hours are tentatively set at 5:00 a.m. to 1:00 a.m. each day. The dumpster is tentatively scheduled to be emptied once a week between the hours of 7:00 a.m. to 9:00 p.m. I have enclosed the 200 foot ownership certificate prepared by Standard Title Company along with a copy of the notices, certificates of mailing and the signed green cards (except for Gloria Markus, 10509 David O' Dodd Road, which has not yet been returned to us).
