I am the owner of a .5 acre lot (W 24th Street) in Little Rock, AR. The purpose of this subdivision
application is to subdivide the single parcel into 3 separate parcels. I am also requesting a variance to
reduce the front build line to 20ft.

WHEREAS, (Property Owner) is the sole owner of the following described
property in Pulaski County, Arkansas, and desire to plat said property:
Part of the Southeast Quarter, Southwest Quarter, Northwest Quarter, Southeast Quarter, Section 11,
Township 1 North, Range 13 West, Pulaski County, Arkansas, more particularly described as follows:
Beginning at the Northeast Corner of the Southwest Quarter of the Southwest Quarter of the Northwest
Quarter of the Southeast Quarter of Section 11, Township 1 North, Range 13 West, Pulaski County,
Arkansas, said point also being the Northeast corner of Lot 1, Blackburn Subdivision; thence South 88°53'53"
East 163.52 feet; thence South 02°18'43" West 140.00 feet to a point on the northerly right of way line of
West 24th Street; thence along said right of way North 88'54'03" West 163.80 feet; thence leaving said
right of way North 02°25'35" East 140.01 feet returning to the Point of Beginning, containing 0.526 acres,
more or less.
NOW, THEREFORE, WITNESSED:
That the said Owner, hereinafter termed grantor(s), have caused said tract of land to be
surveyed by Smith and Goodson, PLLC, surveyor, and a plat thereof made which is
identified by the title Lots 1-3, Hinton Addition, an addition to the City of Little Rock,
Pulaski County, Arkansas and dated 8-8-2023 by the signatures of the said surveyor and
the said grantor(s), and bears a Certificate of Approval executed by the Pulaski County
Planning Board, and is on record in the Office of the Circuit Clerk and ex-officio Recorder
of Pulaski County, Arkansas, in Plat Book Page and the grantor(s)
do hereby make this Bill of Assurance.
The grantor(s) do hereby certify that they have replatted said real estate in
accordance with said plat. The lands embraced in said plat shall be forever known as
designated on said plat; and every deed of conveyance for said property shall use this
designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-officio Recorder of Pulaski County shall be valid and complete delivery and
dedication of the easements and rights of way as shown on the said plat.
This Bill of Assurance shall run for a period of ten (10) years and thereafter shall
automatically renew itself every ten (10) years unless amended or terminated by a majority
of the property owners of the lots in the subdivision.
All buildings constructed on said lots shall be constructed no nearer to the street
than the building line shown on the plat, and all buildings shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
