County, Arkansas, more particularly described as follows: Begin at the Southwest
comer of said Lot 36; thence N 21•°03'22" E, 168.5 feet to the NW corner of said Lot 36;
thence S 89°57'23" E, along North line of said Lot 36, 208.5 feet; thence S 0°02'01" E,
157 feet to a point on the South line of said Lot 36; thence N 89°57'23" W, along the
South line of said Lot 36, 269.02 feet to the point of beginning, containing 0.86 acres,
more or less.
Tract 2-- Part of Lot 36, Graceland Acres Annex, now in the City of Little Rock, Pulaski
County, Arkansas and part of the NE'/4 SE'/4, Section 25, T-1-N, R-13-W, City of Little
Rock, Pulaski County, Arkansas, all being more particularly described as follows:
Commence at the Southwest comer of said Lot 36; thence S 89°57'23" E, along the
South line of said Lot 36, 269.02 feet to the point of beginning; thence N 0°02'01" E, 157
feet to a point on the North line of said Lot 36; thence S 89°57'23" E, 403.59 feet to the
Westerly right of way of University Avenue; thence S 15*11'33" W, along said Westerly
right of way, 165.3 feet to the Southeast comer of said Lot 36, also being on the West
line of said NE'/4 SE 1/4; thence N 89°57'23" W, along the South line of said Lot 36,
360.87 feet to the point of beginning, containing 1.58 acres, more or less.
This property is not in the 100 year flood plain as per Panel 103 for Little Rock, AR.
Note: Graceland Acres Annex has no recorded easements and/or building lines as per
Plat recorded in Plat Book 4, Page 60, records of Pulaski County, Arkansas. The survey
was done without the benefit of full and complete title search.
