of a residential swimming pLvl, pool house and new carport:
1. Along the rear of the property to consume[ a residential swimming pool and
pool house which will extend approximately six (6) to eight (£) feet into die platted 10' utility
easement; and
2. Along the rear of the property to construct a residential swimming pool and
pool house which will exlKnd approximately six (E) to eight (3) fW into the platted 10' utility
easement; and
3_ Along the south side of the property to allow for the constnnction of the pool
house and new carport in the 3' building setback line.
Edwards Engineering, P.A. ha.5 identified ;he easement and setback line. with these
improvements on the six (6) copies of the swvey delivered with this letter.
ALS has rccei--ed clearance letters from each of the utilities provided to the Pleasant Valley
Subdivision. It is with these supporting documents, we are requesting a variance from the
requirements of the Zoning, Ordinance.

taken by the Board of Adjustment at its meeting on February 26, 2007

(d) Deferred the application to the Meeting.
(e) Withdrew the application.

If a variance application is approved by the Board of Adjustment, all permits necessary for the
initiation of work shall be obtained within two (2) years from the date of approval, unless an extension of
time is granted by the Board. Otherwise, the Board approval of the application shall be considered void.
According to the City's Zoning Ordinance Section 36-70:
"Appeals from the decision of the Board of Adjustment shall be filed with the appropriate
court of jurisdiction, This fling must occur within thirty (30) calendar days of the action
by the Board of Adjustment."

This letter is in response to your request that we comment on encroachment into an existing utility
easement on the following described lot. -
Lot 7R, Block 20, Pleasant Valley Subdivision within the City of Little Rock,
Arkansas; also known as 44 Valley Club Circle.
Central Arkansas Water has no existing or planned facilities within easements on the above
described lot. We have no objection to encroachment within, or abandonment of these easements.
Allof our facilities are within the public right-of-way upon which this property fronts.

Little Rock Wastewater Utility has received your request concerning construction within
an existing easement on the above referenced property. Little Rock Wastewater Utility
agrees to the variance request. The Utility's sewer main serving this lot is located in the
right of way of Valley Club Circle.
