I None. Staff recommends approval of the requested PD-R zoning. The Planning Commission voted to recommend approval of the requested zoning by a vote of 9 ayes, 0 noes and 2 absent. The Planning Commission reviewed the proposed PD-R request at its March 1, 2007, meeting. There were no registered objectors present. The Stagecoach Dodd Neighborhood Association, Southwest Little Rock United for Progress, all residents who could be identified located within 300 feet of the site and all property owners located within 200-feet of the site were notified of the Public Hearing. BACKGROUND The project consists of 6.05 acres located at the northeast corner of I-430 and David O Dodd Road. The site is currently zoned R-2, Single-family. The owner is requesting a rezoning to PD-R to allow the development of a 36-unit condominium project. A six foot wood and brick fence is proposed to enclose the project. Signage is proposed in accordance with the City of Little Rock specifications for multi -family development. Staff is supportive of the request. The development is proposed with a density of five and one half (5.5) units per acre which is consistent with single-family development as opposed to the Low Density Residential category of the Future Land Use Plan which allows a density of six (6) to ten (10) units per acre. Please see the attached Planning Commission minute record and site plan for the applicant's specific development proposal and the staff analysis and recommendation.
