Please accept this application for a Planned Zoning Development for our property at the intersection of
Charles Bussey and South Chester Teets. Starting in May 2022, we undertook a substantive historic
rehabilitation for 5 deteriorated st- irtures that were in poor condition and invested heavily in
redeveloping this property for the ; urpose of short term rentals. These houses had been vacant for
many years and were an eyesore fr , the neighbors. One of the houses was a UV property that was being
proposed for demolition to the Cit ',oard when we purchased it. This project is in a visible location with
nearby commercial and office dev )nment, and we have received extensive neighborhood support.
We are experienced short term rer'a' hosts, with three years of hosting guests. We take great care in
ensuring that our guests are resp(, i I and appreciative of the neighborhoods. We live one mile away
from the proposed PZD and will n) 7e the property ourselves to maintain the highest quality.
The proposed PZD consists of 4 eu� ' ,i7 single-family houses and 1 duplex. We also propose to
reconstruct a previously demolish r )ttage located at the corner of Chester and Charles Bussey (1001
W Charles Bussey). The demolish- c nttage was constructed in approximately 1905 and was a match to
the cottages at 1003 and 1005 W _ a: s Bussey. 1Ne intend to return this corner to its historic
appearance by constructing a nee. cot' ,7,e that is similar in appearance to 1003 and 1005 Bussey.
We also propose to construct an P "'IJ at there a r 1011 W Charles Bussey which will also be used as a
short-term rental.
We have dedicated off street pare' g f,r up to 11 cars and can accommodate another 4 cars on the
south side of W Charles Bussey P 'nu , directly in !" ont of our properties. As these spots are directly in
front of our houses and only !sed )y tl,, se properties, we do not anticipate any impact on the
neighborhood by use of those sp— _
