Starting in May 2022, we undertook a substantive historic rehabilitation for 5 deteriorated structures that were in poor condition and invested heavily in redeveloping this property for the purpose of short term rentals. These houses had been vacant for many years and were an eyesore for the neighbors. One of the houses was a UV property that was being proposed for demolition to the City Board when we purchased it. This project is in a visible location with nearby commercial and office development, and we have received extensive neighborhood support. We are experienced short term rental hosts, with three years of hosting guests. We take great care in ensuring that our guests are respectful and appreciative of the neighborhoods. We live one mile away from the proposed PZD and will manage the property ourselves to maintain the highest quality. The proposed PZD consists of existing single-family houses and 1 duplex. We also propose to reconstruct a previously demolished cottage located at the corner of Chester and Charles Bussey (1001 W Charles Bussey). The demolished cottage was constructed in approximately 1905 and was a match to the cottages at 1003 and 1005 W Charles Bussey. We intend to return this corner to its historic appearance by constructing a new cartage that is similar in appearance to 1003 and 1005 Bussey. We also propose to construct an AN 1 at the rear 1011 W Charles Bussey which will also be used as a short-term rental. We have dedicated off street parking for up to 11 cars and can accommodate another 4 cars on the south side of W Charles Bussey Avr­!e directly in front of our properties. As these spots are directly in front of our houses and only used L , Lhose properties, we do not anticipate any impact on the neighborhood by use of those spots.
