Markham St Little Rock AR 72201 Dear City of Little Rock Planning Commission: We humbly submit this application for a Certificate of Appropriateness on behalf of MacArthur Place LLC, for the MacArthur Place Apartments project consisting of a board approved planned construction 6-unit multi- family structure. This project is being submitted for consideration under the short-term rental (STR-2) for non- owner-occupied structures. The subject property consists of multifamily rental units and we are requesting alternate use as short term rental units to provide maximum flexibility to address the housing needs of the community. Legal Description of Property: North 1/2 Lot 11 & all of Lot 12, Block 5, Masonic Addition to the City of Little Rock, Pulaski County, Arkansas 1003 McMath Avenue Little Rock, Arkansas 72202 (address pending) is a 6 -unit multifamily structure, currently to be constructed as approved by the Little Rock Historic District Commission. COA HDC2022 -026. Our plan is to subdivide the property into two lots - 1001 McMath and 1003 McMath respectively as shown in the site plan. 1003 McMath is a planned 6-unit 2 bedroom/2 bath rental units. This request is to utilize this property as short term rental(s) when longer term tenants are not in place. MacArthur Place LLC as the owner has contracted with EJ United Investments as a property manager, and has been managing rental units since 2007 and currently oversees 24hour emergency and routine response on all rental units.
