Submitted herewith in connection with the referenced project are the abstractor's
certificate, list of property owner names, and copy of public notice form with executed
affidavit. Also enclosed are copies of the receipts from the certified mailing.
The following responses address the Planning Staff comments received to date:
2. Common Usage Open Space. The 20' buffer zone to the north and the 15' buffer
to the south represent approximately 11,879 square feet of open space, which is
13.6% of the two -acre development.
3. Private Usage Open Space. The following table shows the total lot area, building
area, and open space area for each lot of the proposed development.
4. Single Family Residential Density. The proposed density of 4.6 units per acre
exceeds the 4.0 units per acre guideline, and a variance will be required to permit
the proposed deviation.
5. Setback Dimensioning. Setback dimension figures have been added to the
enclosed preliminary plat drawing.
6. Curb Lines. The back -of -curb and leading gutter edge lines have been added to
the enclosed drawing.

7. Maintenance of Tracts. A Property Owners Association (POA) will be responsible
for maintenance. Formation of the POA will be provided for as part of the final Bill
of Assurance for the project.
The following responses address the Public Works Department comments received to
date:
ROW and Street Widths. A variance to allow for a private street is proposed with a
26' width from back -of -curb to back -of -curb. A 40' cul-de-sac radius has been
provided.
2. Existing Home Side Setbacks. The existing home at #12 Forest Maple Court will
be removed. The proposed street alignment has been revised to provide a 15'
side setback for the existing home that will remain at #11 Forest Maple Court.
I Street Construction. Street design for site development will conform to Master
Street Plan requirements.
4. Proposed Drainage. The proposed drainage layout is shown on the enclosed
preliminary plat. The drainage easement on the south line will be used to direct
the run-on to the site to the existing ditches to the east and west. The ditches will
be designed to accommodate the required flows. The 10' drainage easement
along the north line will be used for detention as required in the final design.
Underground detention will be provided in the cul-de-sac to handle the majority of
the detention requirement.
5. Grading Permit. Comment is acknowledged; required plans will be submitted prior
to start of construction.
6. Stormwater detention. Refer to enclosed preliminary plat drawing and preceding
response to Comment No. 4.
7. Eastern Drainage Ditch. The existing drainage ditch on the east side of the
property is on the adjoining property and appears to be within an existing drainage
easement.
8. NPDES Stormwater Permit. Comment is acknowledged; NPDES construction site
discharge permit from ADEQ will be secured prior to construction start.
9. Streetlights. Comment is acknowledged; a letter addressing street lights will be
forwarded to the Traffic Engineering Section of the Public Works Department.
10. Street/Curb Cut Permits. Comment is acknowledged; appropriate cut and
barricade permits will be obtained prior to beginning any work in the existing street
ROW.

Dear Donna.
Submitted herewith are eighteen (18) copies of the preliminary plat and a preliminary plat
application for the above referenced subdivision. The purpose of this submittal is to subdivide
a 2.6 acre tract of residential zoned property into 10 (12) single-family residential lots and the
replat of two (2) existing single family lots.
Water and wastewater services will be provided by Central Arkansas Water and Little Rock
Wastewater Utility, respectively. Lot 362 and 363 of Pleasant View Subdivision, Phase VI -A
will be replatted to provide access to the new development. The proposed street will be
private and should not cause a significant traffic increase on the existing neighborhood.
Approval is requested pursuant to Arkansas Law on City Planning, Act 186 of 1957 Acts of
Arkansas, and section 36 of the Little Rock Code of Ordinances. If you have any questions
