The owner has determined that this area was larger than required although we have left an area designated for future parking expansion. ■ BUILDING LOCATION—If the parking are to the north is reduced, we will be able to move the building approximately 70' to the north. This significantly reduces the amount of cut to fill and haul off required. It also eliminates the need for a retaining wall on the south and southwest sides of the lot. • ABOVE GROUND DETENTION—To reduce cost, we are proposing to use a detention pond in lieu of underground detention. ■ ENTRY VESTIBULE—We are proposing to eliminate the entry vestibule projection. This is an unnecessary building component planned primarily for aesthetic reasons. This will result in a net deduct of approximately 190sf. ■ ADDITIONAL SERVICE BAYS—In order for the owner to ensure the project is financially justified, the planned output needs to be increased. To accomplish this, we are proposing to add four bays to the main shop. This will result in a net increase of 2,190sf. ■ EXTERIOR VENEER—The building was previously designed with an aluminum composite panel (ACM) veneer on the east elevation. All other elevations were to have a combination of EIFS and concrete masonry units. We are now proposing to use EIFS in lieu of ACM.
